Purchasing a home in Spain isn’t that difficult! You view the home of your choice, make an offer, complete, then move in. The “viewing” part of the process was easy to do pre-pandemic, however now you need to be creative and more open-minded with regards to the whole process.
Here are 3 surprising facts about buying during a pandemic:
Don’t expect bargains! Yes, there are deals to be had, but there aren’t that many homes currently on the market for sale. When fewer homes are available, this means prices are holding. The more availability is the time when prices start to drop. It’s all down to supply and demand. Due to the lack of properties, some are even being sold within hours of hitting the market!
Prepare for online viewings! Whether you’re not currently in Spain, or just adhering to maintain social distance, you’re going to have to get used to “virtual” viewings. You don’t have to be a rocket scientist to use this feature, but they will definitely help with your property search. Don’t be shy about asking questions either! Ask as many as you need when touring the properties “virtually” with your Real Estate Agent!
Work with a Real Estate Agent you trust! There are lots of agents out there that will try to sell you anything. They won’t listen to exactly what you’re looking for, so you need to find one you trust. Buying during a pandemic you’ll have to have an in depth conversation with them upfront, to make sure they understand your requirements and will be there to pacify any concerns. You not only need them to be your eyes and ears, but your nose too! Yes! You need them to tell you if there are any unpleasant smells in the property! Until someone invents “smell-a-vision,” you’ll have to rely on your trusted Real Estate Agent!
