Why Square Metres Don't Always Tell the Full Story
When browsing property in Spain, it’s easy to focus on one specific number: the square metres. 70m² sounds small. 140m² sounds generous. But what do those numbers actually mean in the 2026 Spanish property market?
In Spain, size is measured in two very different ways, and understanding the distinction is vital for any savvy buyer.

1. Constructed vs Usable Area: Know the Difference
In most Spanish property listings, the advertised size refers to the Constructed Area (Superficie Construida), not the exact living space.
Constructed Area: This figure includes everything under the roof, the thickness of the walls, the space taken up by pillars, and even a proportion of the communal hallways or stairwells if you are buying an apartment.
Usable Area (Superficie Útil): This is the space you actually live in, the "carpet area" where you can walk and place furniture.
When you see a listing for 100m², the actual usable space might only be 80m² or 85m². This is why some homes feel surprisingly smaller, or larger, than their official measurement suggests.
2. Layout Changes Everything
More importantly, the layout of a home is far more influential than the total square metres. A well-designed 80m² home with open-plan living, plenty of natural light, and smart storage can feel far more spacious and "breathable" than a badly distributed 120m² property full of long, dark corridors and awkward corners.
From a Feng Shui perspective, "Dead Space" like long hallways can trap energy and make a home feel stagnant. A property with a good "flow" between rooms and high ceilings will always feel more expansive and welcoming, regardless of what the floor plan says.
3. Ask the Right Questions
Ceiling height, the orientation of the windows, and the connection between indoor and outdoor spaces all influence how a home feels. On the Costa Blanca, where we spend so much time on our terraces, an outdoor "room" can effectively double your living space in the sunshine.
So, instead of simply asking, “How big is it?”, start asking:
“Does this space work for my lifestyle?”
“Is there a good flow of light and energy?”
“What is the actual usable living area?”
Remember: square metres are just measurements. Comfort and flow are what truly count.
