When preparing your property for the market, you might be tempted to leave everything exactly as it is, or perhaps you’re wondering if clearing it all out is the better move.


Here is the truth: Think of your furniture as the supporting cast, not the lead actor. The star of every viewing should always be your home itself.


The Role of Furniture in a Viewing

Furniture is a tool. When used correctly, it helps buyers appreciate the scale of a room, understand its purpose, and, most importantly, imagine themselves living there. However, if your sofa deserves its own fan club or your oversized dining table is "stealing the scene," it’s time to tone things down.

  • The Goal is Potential, Not Impressing: The aim isn’t to show off your personal taste; it’s to showcase the potential of the property.

  • The "Flow" Test: If a piece of furniture blocks a path, obscures a window with a beautiful view, or makes a room feel cramped, it is actively working against your sale. Sometimes, moving a few pieces to storage is the most profitable "renovation" you can do.


Staging vs. Living

There is a big difference between a home you live in and a home you sell.

  • Depersonalise: Buyers want to see a neutral, welcoming space where they can project their own life, not yours.

  • Optimise for Light and Space: A room that feels bigger and brighter will always attract stronger interest. If your current furniture makes the space feel heavy or dark, remove it.
