The SUMA Payment Window Is Here
If you own a property in the Costa Blanca, you are probably aware that the annual property tax, commonly known as Suma or IBI, is now due.
The payment period runs between 25th July and 10th October each year. While it's a routine obligation, knowing your options for payment can save you time and ensure the process is stress-free.
Here’s a simple guide to all the payment methods, helping you handle your property taxes with ease.
How to Pay Your IBI/Suma Tax
There are a few straightforward ways to settle your annual IBI bill. The method you choose will depend on whether you have a direct debit set up.
The Direct Debit Option: The Easiest Way to Pay
The most convenient method is to set up a direct debit. If you have done this, you don’t need to do anything at all! Payment is automatically taken from your bank account between late September and early October. This guarantees you will never miss a payment and incur surcharges. If you do not have a direct debit in place, it is something you can easily arrange for next year.
Paying Online with a Credit Card
If you prefer to pay online, you can do so quickly and securely with a credit card. The official website for all IBI payments in the Costa Blanca is suma.es. The site is available in English, making the process even easier. You will need the payment reference number from your official bill.
What You Need to Pay
Whether paying online or in person at a Suma office, you will need the full details from your official bill. This includes:
The Payment Reference Number: This is a long number that identifies your specific bill.
The Amount Due: Make sure you are paying the correct amount.
Your Property's Cadastral Reference: This is a unique number that identifies your property for tax purposes.
How IBI/Suma is Handled During a Property Sale
It is also important for both buyers and sellers to know how this tax is handled during a property transaction. Legally, the person who owns the property on 1st January of each year is liable for the full annual tax. However, during the conveyancing process, it is standard practice for the IBI to be agreed upon and split proportionally between the seller and buyer at the time of completion. Our team of experts ensures this is handled correctly and transparently for you.
