A Helpful Reminder for Costa Blanca Homeowners
Living on the Costa Blanca offers a wonderful lifestyle, but it also comes with a few administrative responsibilities. One of the most important for every homeowner is staying up to date with the SUMA office (the provincial tax agency).
We want to ensure our clients and friends avoid any late-payment surcharges, so here is your essential guide to the first tax period of 2026.

The 2026 Deadlines: Mark Your Calendar
The voluntary payment period for the first block of municipal taxes is now open. The scheduled dates for 2026 are:
Payment Term Starts: 5th March 2026
Payment Term Ends: 11th May 2026
What Bills Are Due Now?
This specific period covers several property and lifestyle-related taxes that are vital for maintaining your home’s legal standing:
Solid Waste Collection (Basura): This is the annual fee for rubbish collection. It covers the full year from January to December.
No Parking Signs (Vado): If you have a permanent "No Parking" sign for your garage or driveway, the annual fee is due now.
Vehicle Tax (IVTM): The annual road tax for any vehicles registered at your Spanish address.
How to Pay: Direct Debit vs. Online
The SUMA office makes it relatively straightforward to manage your payments, even if you are currently outside of Spain.
Direct Debits: If you have previously set up a direct debit, the funds will be taken automatically from your bank. For 2026, the direct debit for solid waste is expected to be processed around 10th April. We recommend ensuring your account is sufficiently funded by this date to avoid "returned bill" fees from your bank.
Online Payments: If you prefer to pay manually, you can use a credit or debit card on the official website: www.suma.es. The website is available in English and is very user-friendly. You will simply need the "Concept" and "Reference" numbers from your bill.
Why This Matters for Sellers
If you are planning to sell your property in Ciudad Quesada or Orihuela Costa this year, keeping these receipts is vital. During the "due diligence" phase of a sale, the buyer’s lawyer will request proof that all SUMA payments are up to date.
A clean tax record ensures a smooth "flow" toward the final signing at the Notary. Much like the Feng Shui principles we advocate for staging, having your paperwork in order creates a sense of harmony and confidence for the incoming buyer!
