1. Paperwork First!

Your Title Deeds (Escritura).
Your NIE (Foreigner Identification Number) and valid passports.
The Habitation Certificate (Cédula de Habitabilidad or licence of first/second occupation).
The Energy Performance Certificate (Certificado Energético).
Recent utility bills and your latest SUMA (council tax) receipt.
2. What's Included?
Disputes over furniture and fittings can sour a negotiation right before exchange. Avoid misunderstandings by preparing a clear, written inventory of what is staying and what is going. Whether it's white goods, air conditioning units, or specific patio furniture, having it documented explicitly in writing keeps everyone aligned.
3. Can't Attend Completion?
Life happens, and you may not be able to travel back to Spain for the final signing at the Notary. That doesn't mean your sale has to stall. You can grant a Power of Attorney (Poder Notarial) to your independent Spanish lawyer, allowing them to sign the final deeds and complete the transaction securely on your behalf.
4. Plan Your Money Transfer
If you are repatriating your sale proceeds back to the UK, northern Europe, or Scandinavia, don't leave currency exchange to the last minute. Commercial banks often offer uncompetitive exchange rates and high transfer fees. Compare dedicated foreign exchange specialists ahead of time to secure a much better rate and save thousands on your transfer.
5. Cancel Those Direct Debits!
Once completion is finalised at the Notary and the keys are handed over, your responsibilities stop—but automated bank payments don't! Remember to arrange the cancellation of your property-related direct debits (water, electricity, community fees, and home insurance) once the new owners have taken over supply contracts, preventing unnecessary charges to your account.
