Ever thought how you would feel when you get your first offer? Excited? Nervous? Scared?
Many people would be delighted to receive an offer on their home, but there are others that tend to second guess themselves when a serious offer is on the table.
First of all, if the offer is a sensible one and realistically you could make it work, then don’t look a gift horse in the mouth! You never know when the next offer will come along.
Sometimes holding out for a figure that you have in your head, could cost you a sale in the long run. We have always found that the first offer is usually the best one.
Here are 4 reasons why accepting the first offer makes the most sense:
1.Unfortunately when properties remain unsold, buyers automatically assume that something’s wrong with it. You don’t want the property to sit on the market longer than it should be, losing value, as buyers are fully aware how long it’s been up for sale, which could ultimately influence their offer amount. So when that offer is forthcoming, as long as it isn’t a “cheeky” one, this could be your best possible buyer.
2.If you need to close this chapter in your life and move on to the next exciting adventure, you must consider with care your first offer. If it means you can move on with your life, then do it. If you’re moving to get away from old memories, then the longer you keep refusing offers, means the longer you have to stay put. Only you are holding yourself back.
3.Found your next home? Most sellers are also on the hunt for their next home, and there’s a chance they’ll also find a house before they’ve found a buyer for theirs. If time is of the essence, and you don’t want to lose your next home, then taking the first sensible offer will be the way to move forward.
Selling a home is about more than just money, it’s about how smooth the transaction can be and moving on to the next chapter in your life.
