Asking the right questions can uncover vital information about a property. Beyond the basics of bedrooms and bathrooms, you should focus on the legal and financial aspects.
Key questions to ask include:
"Why is the owner selling?"
"How long has the property been on the market?"
"What are the annual property taxes (Impuesto sobre Bienes Inmuebles - IBI) and community fees (Comunidad de Propietarios)?"
"Has the property had any recent renovations?"
"Does the property have a valid Habitation Certificate (Cédula de Habitabilidad)?"

After signing the deed of sale at the notary's office, the final step is to transfer all utility contracts, such as electricity (luz), water (agua), and gas, into your name.
This process can be handled by your lawyer. To complete the transfer, you will need your NIE number, your passport, a copy of the new property deed, and a recent utility bill from the previous owner. It's essential to put the contracts in your name immediately to avoid being liable for any old debts on the property.

Choosing between a new build (obra nueva) and a resale property (reventa) is a key decision for many buyers. Both offer distinct advantages.
Resale (Reventa): These are pre-owned properties that are usually in established areas with mature landscaping and existing communities. They often offer more traditional Spanish character, amenities such as community pools, parks, and a more negotiable price.
New Build (Obra Nueva): These properties are brand new and often more energy efficient with modern designs and amenities like community pools or gyms. They come with a 10-year structural guarantee. However, you may have to wait for construction to be completed, (this could take from a few months, to a couple years).
